Leave and License Agreement

This Leave and License Agreement (“Agreement”) is made and executed on this ___ day of __________, 20__ at _______________.

BETWEEN
[Licensor’s Full Name], S/o/D/o ______________, residing at ______________ (hereinafter referred to as the “Licensor”, which expression shall, unless repugnant to the context, include his/her heirs, executors, administrators, and assigns)

AND
[Licensee’s Full Name], S/o/D/o ______________, residing at ______________ (hereinafter referred to as the “Licensee”, which expression shall, unless repugnant to the context, include his/her heirs, executors, administrators, and assigns)

1. Description of Licensed Premises
The Licensor hereby grants leave and license to the Licensee to occupy the premises situated at: [Full Address of the Property] (the “Licensed Premises”), for the purpose of [Residential / Commercial] use.

2. Term
This Agreement shall commence on [Start Date] and shall continue for a period of [Duration] months/years ending on [End Date] unless terminated earlier as per the terms hereof.

3. License Fee
The Licensee agrees to pay the Licensor a license fee of Rs. __________ (Rupees ______________ only) per month, payable in advance on or before the ___ day of each month.

4. Security Deposit
The Licensee shall pay a refundable security deposit of Rs. __________ (Rupees ______________ only) at the time of signing this Agreement. The Licensor shall refund this amount without interest after deducting any dues or damages at the time of termination.

5. Use of Premises

6. Maintenance and Repairs

• The Licensee shall maintain the Licensed Premises in good and tenantable condition and shall not make structural changes or alterations without prior written consent of the Licensor.

7. Utilities and Taxes
The Licensee shall pay all charges for electricity, water, gas, telephone, internet, and other utilities consumed during the term of this Agreement. The Licensee shall also pay any applicable taxes.

8. Entry by Licensor
The Licensor or their authorized representatives shall have the right to enter the Licensed Premises during reasonable hours with prior notice for inspection or repairs.

9. Subletting and Assignment
The Licensee shall not assign, sublet, or part with possession of the Licensed Premises or any part thereof without prior written permission from the Licensor.

10. Termination

11. Indemnity
